P\u0159esto tvo\u0159\u00ed jen mal\u00fd pod\u00edl na sou\u010dasn\u00e9m developersk\u00e9m trhu. A\u017e 81 % spole\u010dnost\u00ed nem\u00e1 tyto stavby ve sv\u00e9m portfoliu. V \u010cesk\u00e9 republice dominuj\u00ed ve v\u00fdstavb\u011b zd\u011bn\u00e9 stavby. Z pr\u016fzkumu spole\u010dnosti CEEC Research jednozna\u010dn\u011b vypl\u00fdv\u00e1, \u017ee tradi\u010dn\u00ed zd\u011bn\u00e9 stavby na trhu dominuj\u00ed: a\u017e 90 % \u0159editel\u016f developersk\u00fdch spole\u010dnost\u00ed pova\u017euje tento typ v\u00fdstavby za nejlep\u0161\u00ed \u0159e\u0161en\u00ed pro sv\u00e9 projekty. P\u0159esto se s&nbsp;rostouc\u00edm tlakem na udr\u017eitelnost o\u010dek\u00e1v\u00e1, \u017ee z\u00e1jem o d\u0159evostavby m\u016f\u017ee postupn\u011b nar\u016fstat.<\/strong><\/p>\n\n\n\n<p>V&nbsp;zem\u00edch, jako je Rakousko \u010di N\u011bmecko, z\u00edsk\u00e1vaj\u00ed d\u0159evostavby na popularit\u011b d\u00edky sv\u00fdm ekologick\u00fdm a rychl\u00fdm stavebn\u00edm \u0159e\u0161en\u00edm. V&nbsp;seversk\u00fdch zem\u00edch tvo\u0159\u00ed v\u00fdznamnou \u010d\u00e1st v\u00fdstavby. \u010cesk\u00fd trh je v&nbsp;tomto ohledu st\u00e1le konzervativn\u00ed. Podle pr\u016fzkumu v\u011bt\u0161ina developer\u016f (66 %) zat\u00edm o zm\u011bn\u011b neuva\u017euje. Zav\u00e9st do sv\u00fdch budouc\u00edch projekt\u016f d\u0159evostavby nebo kombinovan\u00e9 stavby, m\u00e1 v&nbsp;pl\u00e1nu 28 % dot\u00e1zan\u00fdch a 6 % pl\u00e1nuje nav\u00fd\u0161it jejich pod\u00edl.<\/p>\n\n\n\n<p>Podle ministra \u017eivotn\u00edho prost\u0159ed\u00ed \u010cR <strong>Petra Hlad\u00edka<\/strong> \u201e<em>Ministerstvo \u017eivotn\u00edho prost\u0159ed\u00ed podporuje d\u0159evostavby stejn\u011b jako jin\u00e9<\/em> <em>novostavby rodinn\u00fdch a bytov\u00fdch dom\u016f s velmi n\u00edzkou energetickou<\/em> <em>n\u00e1ro\u010dnost\u00ed. Jedn\u00e1 se zejm\u00e9na o rodinn\u00e9 domy, ale i ve\u0159ejn\u00e9 budovy, jakou<\/em> <em>jsou men\u0161\u00ed \u0161kolky nebo domovy d\u016fchodc\u016f. V r\u00e1mci programu Nov\u00e1<\/em> <em>zelen\u00e1 \u00faspor\u00e1m jsou zv\u00fdhodn\u011bny projekty, kter\u00e9 ve v\u011bt\u0161\u00ed m\u00ed\u0159e pou\u017e\u00edvaj\u00ed<\/em> <em>udr\u017eiteln\u00e9 materi\u00e1ly \u010di materi\u00e1ly s n\u00edzk\u00fdm GWP (potenci\u00e1l glob\u00e1ln\u00edho<\/em> <em>oteplov\u00e1n\u00ed). Posuzujeme stavbu jako celek v\u010detn\u011b pou\u017eit\u00fdch tepeln\u00fdch<\/em> <em>izolac\u00ed a dal\u0161\u00edch prvk\u016f. Do budoucna se chceme v\u00edce zam\u011b\u0159it na uhl\u00edkovou<\/em> <em>stopu budovy po cel\u00fd jej\u00ed \u017eivotn\u00ed cyklus.\u201c<\/em><\/p>\n\n\n\n<p>O\u010dek\u00e1v\u00e1 se, \u017ee d\u0159evostavby budou v&nbsp;\u010cesku na vzestupu d\u00edky z\u00e1jmu o udr\u017eiteln\u00e9 stavebn\u00ed technologie. Podle pr\u016fzkumu 52 % \u0159editel\u016f developersk\u00fdch spole\u010dnost\u00ed p\u0159edpokl\u00e1d\u00e1 nar\u016fst po\u010dtu d\u0159evostaveb, zat\u00edmco 48 % si mysl\u00ed, \u017ee situace z\u016fstane beze zm\u011bny. Zaj\u00edmav\u00e9 je, \u017ee nikdo z respondent\u016f nep\u0159edpokl\u00e1d\u00e1 pokles z\u00e1jmu o tyto stavby, co\u017e je pozitivn\u00ed pro rozvoj technologie na \u010desk\u00e9m trhu. Odhadovan\u00fd r\u016fst se v pr\u016fm\u011bru pohybuje okolo 9 %. Tento trend lze pova\u017eovat za krok sm\u011brem k&nbsp;evropsk\u00fdm standard\u016fm. Tak\u00e9 tlaky ze strany EU na sn\u00ed\u017een\u00ed emis\u00ed ve stavebnictv\u00ed mohou podpo\u0159it dal\u0161\u00ed rozvoj t\u00e9to technologie v \u010cesk\u00e9 republice.<\/p>\n\n\n\n<p>V\u00edce ne\u017e polovina \u010desk\u00fdch developer\u016f (59 %) vn\u00edm\u00e1 jako nejv\u011bt\u0161\u00ed v\u00fdhodu d\u0159evostaveb ekologii a udr\u017eitelnost, co\u017e zna\u010d\u00ed rostouc\u00ed z\u00e1jem o \u0161etrn\u00e9 stavebn\u00ed technologie. Dal\u0161\u00ed kl\u00ed\u010dovou v\u00fdhodou je rychlost v\u00fdstavby, kterou zmi\u0148uje 53 % developer\u016f. Zaj\u00edmav\u00e9 je, \u017ee 31 % dot\u00e1zan\u00fdch vn\u00edm\u00e1 jako v\u00fdznamn\u00fd p\u0159\u00ednos tak\u00e9 ni\u017e\u0161\u00ed hmotnost konstrukce, co\u017e d\u00e1v\u00e1 stavb\u00e1m v\u011bt\u0161\u00ed flexibilitu p\u0159i pou\u017eit\u00ed na r\u016fzn\u00fdch typech ter\u00e9n\u016f.<\/p>\n\n\n\n<p>Navzdory rostouc\u00edmu glob\u00e1ln\u00edmu z\u00e1jmu o udr\u017eiteln\u00e9 stavebnictv\u00ed se mnoho \u010desk\u00fdch developer\u016f st\u00e1le zdr\u00e1h\u00e1 za\u0159adit d\u0159evostavby do sv\u00fdch projekt\u016f. Hlavn\u00edm d\u016fvodem je n\u00edzk\u00e1 popt\u00e1vka od z\u00e1kazn\u00edk\u016f, co\u017e uvedlo 47 % respondent\u016f. Dal\u0161\u00edm v\u00fdznamn\u00fdm faktorem je nedostatek zku\u0161enost\u00ed s touto technologi\u00ed, kter\u00fd zm\u00ednilo 31 % dot\u00e1zan\u00fdch firem. D\u0159evostavby jsou st\u00e1le vn\u00edm\u00e1ny jako relativn\u011b nov\u00e9 technologie, a develope\u0159i proto \u010dasto preferuj\u00ed tradi\u010dn\u00ed metody v\u00fdstavby. Nav\u00edc obavy z&nbsp;krat\u0161\u00ed \u017eivotnosti a ni\u017e\u0161\u00ed kvality, kter\u00e9 sd\u00edl\u00ed 16 % respondent\u016f, p\u0159isp\u00edvaj\u00ed k opatrn\u00e9mu p\u0159\u00edstupu developer\u016f. Tyto faktory zpomaluj\u00ed rozvoj d\u0159evostaveb na \u010desk\u00e9m trhu.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/www.gnews.cz\/wp-content\/uploads\/2024\/12\/1-1024x619.png\" alt=\"\" class=\"wp-image-17464\" \/><\/figure>\n\n\n\n<p>Odolnost a stabilita zd\u011bn\u00fdch staveb spolu s flexibilitou pro r\u016fzn\u00e9 stavebn\u00ed po\u017eadavky p\u0159isp\u00edvaj\u00ed k&nbsp;jejich p\u0159evaze. Alternativn\u00ed metody v\u00fdstavby, jako jsou d\u0159evostavby, tvo\u0159\u00ed zat\u00edm pouze 3 % developersk\u00fdch projekt\u016f. Kombinovan\u00e9 stavby, kter\u00e9 vyu\u017e\u00edvaj\u00ed d\u0159evo v kombinaci s dal\u0161\u00edmi materi\u00e1ly, dosahuj\u00ed pod\u00edlu 7 %, co\u017e sv\u011bd\u010d\u00ed o m\u00edrn\u011b rostouc\u00edm z\u00e1jmu o inovativn\u00ed stavebn\u00ed p\u0159\u00edstupy. I p\u0159es tyto trendy z\u016fst\u00e1vaj\u00ed tradi\u010dn\u00ed zd\u011bn\u00e9 stavby pro v\u011bt\u0161inu developer\u016f jasnou volbou.<\/p>\n\n\n\n<p>D\u0159evostavby ale maj\u00ed velk\u00fd potenci\u00e1l. Develope\u0159i motivaci vid\u00ed p\u0159edev\u0161\u00edm ve zv\u00fd\u0161en\u00e9 popt\u00e1vce od z\u00e1kazn\u00edk\u016f, jak uvedlo 56 % dot\u00e1zan\u00fdch. Toto \u010d\u00edslo potvrzuje, \u017ee bez siln\u011bj\u0161\u00edho z\u00e1jmu ze strany klient\u016f je pro developery m\u00e9n\u011b atraktivn\u00ed m\u011bnit sv\u00e9 stavebn\u00ed postupy. Dal\u0161\u00edm v\u00fdznamn\u00fdm faktorem jsou p\u0159\u00edzniv\u011bj\u0161\u00ed legislativn\u00ed podm\u00ednky, kter\u00e9 by motivovaly 34 % spole\u010dnost\u00ed. Vzhledem k \u010dasto slo\u017eit\u00fdm a zdlouhav\u00fdm schvalovac\u00edm proces\u016fm je zjednodu\u0161en\u00ed legislativy hlavn\u00ed podm\u00ednkou ke zv\u00fd\u0161en\u00ed investic do d\u0159evostaveb. Sn\u00ed\u017een\u00ed n\u00e1klad\u016f na materi\u00e1l by pak p\u0159esv\u011bd\u010dilo 25 % respondent\u016f. Pokud by se poda\u0159ilo n\u00e1klady sn\u00ed\u017eit, z\u00e1jem o d\u0159evostavby by mohl v\u00fdrazn\u011b vzr\u016fst.<\/p>\n\n\n\n<p>&nbsp; Legislativa kolem d\u0159evostaveb je v \u010cesk\u00e9 republice st\u00e1le pom\u011brn\u011b slo\u017eit\u00e1 a pln\u00e1 p\u0159ek\u00e1\u017eek. Nap\u0159\u00edklad Rakousko dlouhodob\u011b podporuje d\u0159evostavby a jejich legislativa nab\u00edz\u00ed jasn\u00e9 po\u017e\u00e1rn\u00ed a energetick\u00e9 normy, kter\u00e9 umo\u017e\u0148uj\u00ed jejich \u0161ir\u0161\u00ed uplatn\u011bn\u00ed. Naopak, \u010desk\u00e1 pravidla jsou \u010dasto nejednozna\u010dn\u00e1, co\u017e jako probl\u00e9m uvedlo 41 % respondent\u016f. \u010cesk\u00e9 p\u0159edpisy jsou zvl\u00e1\u0161\u0165 komplikovan\u00e9 u v\u011bt\u0161\u00edch projekt\u016f, kde jsou po\u017eadavky p\u0159\u00edsn\u011bj\u0161\u00ed a \u010dasto zpomaluj\u00ed nebo zcela blokuj\u00ed schvalovac\u00ed proces. To uv\u00e1d\u00ed jako probl\u00e9m 28 % developer\u016f, p\u0159i\u010dem\u017e nejasnosti v&nbsp;\u00fazemn\u00edm pl\u00e1nov\u00e1n\u00ed a regulac\u00edch tak\u00e9 vytv\u00e1\u0159ej\u00ed p\u0159ek\u00e1\u017eky pro 28 % respondent\u016f. Krom\u011b legislativy je probl\u00e9mem omezen\u00fd p\u0159\u00edstup k odborn\u00edk\u016fm a kvalifikovan\u00e9 pracovn\u00ed s\u00edle (41 %).<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/www.gnews.cz\/wp-content\/uploads\/2024\/12\/2-2-1024x626.png\" alt=\"\" class=\"wp-image-17463\" \/><\/figure>\n\n\n\n<p><strong>David \u0160iller, <\/strong>obchodn\u00ed \u0159editel spole\u010dnosti WOOD SYST\u00c9M: <em>\u201eV segmentu <\/em>&#8218;<em>men\u0161\u00edch<\/em>&#8218; <em>projekt\u016f se jedn\u00e1 p\u0159edev\u0161\u00edm o p\u0159ek\u00e1\u017eky pocitov\u00e9 \u010di o nezku\u0161enost, proto\u017ee cenov\u011b i u\u017eitn\u011b se dnes zd\u011bn\u00e9 stavby a d\u0159evostavby velmi podobaj\u00ed. Ve v\u011bt\u0161\u00edch m\u011bstech nar\u00e1\u017e\u00edme samoz\u0159ejm\u011b na hodnotu pozemk\u016f a s t\u00edm spojenou nutnost stavby do v\u00fd\u0161ky, d\u0159evostavby se aktu\u00e1ln\u011b daj\u00ed efektivn\u011b povolovat do v\u00fd\u0161ky cca 12 metr\u016f. Teoreticky je mo\u017en\u00e9 stav\u011bt a\u017e do v\u00fd\u0161ky 22,5 metru, nicm\u00e9n\u011b povolovac\u00ed proces je zde zat\u00edm komplikovan\u00fd. S nad\u011bj\u00ed vyhl\u00ed\u017e\u00edme aktualizaci normy, kter\u00e1 stavby do 22,5 metru usnadn\u00ed.\u201c<\/em><\/p>\n\n\n\n<p>A <strong>Sylva Krechlerov\u00e1<\/strong>, jednatelka spole\u010dnosti KRONOSPAN CR, dod\u00e1v\u00e1: \u201e<em>Surovinov\u00fdch zdroj\u016f pro v\u00fdstavbu d\u0159evostaveb m\u00e1me dostatek, je jen pot\u0159eba omezit v\u00fdvoz surov\u00e9ho d\u0159eva do zahrani\u010d\u00ed a podpo\u0159it finalizaci v\u00fdrobk\u016f na b\u00e1zi d\u0159eva v \u010cR. U developersk\u00fdch projekt\u016f byla d\u0159\u00edv v\u011bt\u0161ina stavebn\u00edch projekt\u016f omezena v\u00fd\u0161kou 12 m z d\u016fvodu limit\u016f dan\u00fdch v po\u017e\u00e1rn\u011b bezpe\u010dnostn\u00edch p\u0159edpisech a norm\u00e1ch. To se sice dnes m\u011bn\u00ed a m\u016f\u017eeme stav\u011bt i nad 22,5 m v\u00fd\u0161ky, nicm\u00e9n\u011b normativn\u00ed p\u0159\u00edstupy se mus\u00ed nahradit po\u017e\u00e1rn\u011b-in\u017een\u00fdrsk\u00fdm p\u0159\u00edstupem, kter\u00fd je slo\u017eit\u00fd a se kter\u00fdm se zat\u00edm postavilo nebo stav\u00ed jen p\u00e1r staveb.
